Overview
A lottery funded project to upgrade the M&E services, and redesign the bar café area.
Challenges
Re-commissioning an old M&E system which had been neglected. Balancing the spend between energy saving and aesthetics to help generate improve income streams for the future.
Solutions
Careful selection of the design team and close liaison with the theatre team. Long term planning (12 months) concentrated on site delivery (6 weeks).
Budget £5M
Overview
The re-purposing of a old library building into a new theatre.
Challenges
Moving a production company from operating above a pub, into a new premises, respecting the structural and financial restrictions of the new venue.
Solutions
Phased works to allow temporary shows, division of front of house and rear of house works to allow the earliest occupation of the bar and offices to maximise income.
Budget £15M
Overview
To redevelop the main auditorium meant relocating the office and rear of house facilities into a brand new development adjacent to and underneath the railway arches.
Challenges
At the time, London’s South Bank was considered the poor part of London, and difficult to fund. Low foot fall and on ‘the wrong side of the river’.
Solutions
Construction issues meant close liaison with Network Rail so as not to interrupt journeys in and out of Charing Cross. Setting a long term vision and overlaying this into the choice of tenant and lease provisions for turnover rents and service charge provisions for collaborative marketing. This attention to design and estate management contributed to the success of the South Bank, now commanding some of the highest retail rents in London and providing a vibrant destination all year round.
